The tenant zeroed in on the price as the dealmaker, taking the 6829 Fulton St. space with minimal upgrades, says Jay Jenckes with Grubb & Ellis Co.'s Houston office. "This was a purely cost-driven deal," the tenant's broker tells GlobeSt.com. He says the space was quoted at 32 cents per sf gross; the deal signed at 28 cents per sf. Scrap Computer.com will move within a few weeks from 350 W. 38th St.

The structure, owned and operated by Carrollton, TX-based Billingsley Co. as BCO North Freeway Ltd., is a 1980-constructed, 92,322-sf warehouse in a two-building complex, totaling 213,419 sf, on roughly six acres. Steve Hazel with Insite Realty Partners LP of Houston represented the owner.
