STERLING HEIGHTS, MI-Kelsey-Hayes Co., a subsidiary of Livonia-based TRW Automotive Holdings Inc., has leased a 78,000-sf freestanding industrial property. The property, a build-to-suit by landlord/developer Sterling Properties MI, LLC of Sterling Heights, was just completed, with the tenant slated for move-in and completion of its long-term lease in the very near future. The building is at 42315 Mancini Dr., in an industrial area on the city's northwest side.
"This is a brand-new building, and there's room for the company to expand a bit," comments Jack Coury, senior vice president of the industrial group with Grubb & Ellis Co.'s Southfield office. Coury and colleague Chris Dowell, also of the industrial group, represented the landlord in the transaction.
"The builder did a great job on the property; it's a great space," Coury tells GlobeSt.com. "The thing that made this particular deal was the tax abatement that the City of Sterling Heights offered for the build-to-suit. It's a good city for that type of thing."
Though the lease rate was not available, industrial property in the area is quoted between $5.95 per sf and $7 per sf. The tenant, represented by Gary Glotzhober of Colliers International's Southfield office, will use the property for light manufacturing, storage and some distribution activities.
Kelsey-Hayes manufactures and distributes brake components and drums to DaimlerChrysler assembly plants in the area. The transaction represents an expansion for the subsidiary, which also has locations at 28026 Oakland Oaks Ct. in Wixom and at 4465 Waishkey Trail in Brimely.
