The LLC developed the CMSS Architects-designed property in partnership with the City of Norfolk in 2002 at a cost of approximately $40 million. CB Richard Ellis, a tenant in the class A building since its completion, orchestrated the transaction.

Located of I-264 overlooking the Elizabeth River at what is considered the gateway to Downtown Norfolk, 150 W. Main St. is a 20-story tower featuring 10 stories of office space atop a 10-story parking facility that accommodates more than 800 vehicles. At the time of the transaction, the property was 96% occupied by a diverse list of tenants including law firm Kaufman & Canoles, which preleased 68,000 sf on the top four floors; SunTrust Bank; and, having just completed its relocation to the building about three months ago, Virginia National Gas.

In addition, like CBRE, Robinson Development has been keeping its office in the building since the beginning, as well. Additionally, Todd Jurich's Bistro occupies part of retail space at 150 W. Main St. According to real estate services firm NAI Harvey Lindsay's report on the Hampton Roads market, the average lease rate for class A office space Downtown, where the vacancy rate is 8.7%, is $19.50 per sf.
