The buyer, a local distributor of Delta Faucets and other kitchen and bathroom supplies to home-building contractors, purchased the 2757 E. Chambers St. facility from Paradise Place LLC of Phoenix, which distributes Sensi and Tommy Bahama footwear brands.Bobier will relocate from a 16,080-sf building at 5250 S. 31st Place in Phoenix to the newer and larger warehouse around March 1.

"This was right in the same business park, Southern Gardens Industrial Park, and literally a minute away from their current location. This was good from a customer and employee standpoint, that they wouldn't have to relocate to a farther distance," explains Steve Bodeman, executive vice president and principal with GVA Daum's Phoenix office.

Bodeman, the tenant rep, says the building's layout and office configuration were perfect too. "He won't have to do any improvements, except painting," he says. "It also has a better truck well, a triple one, as opposed to the single one in his old building."

Plans for Bobier's old property include minor renovations in preparation for lease. While a lease rate has not yet been determined, Bodeman speculates it could hover at 70 cents per sf, triple net.

"He just may put a sales price on it and see what he can get," Bodeman tells GlobeSt.com. "I know it would sell quickly as buyers are definitely looking for those relatively smaller freestanding buildings."

Paradise Place acquired the 1990s-constructed property in 2003 for $1.2 million. Andy Markham and Mike Haenel with Grubb & Ellis/BRE Commercial LLC in Phoenix represented the seller.
