NORRISTOWN, PA-Philadelphia-based Comcast Corp. leases 46,000 sf of office and warehouse space at 2621 Van Buren Ave., a 258,858-sf flex building in Valley Forge Corporate Center. An unidentified Fortune 200 technology company leases 4,000 sf in the same facility.The aggregate value of the leases is $4.6 million, Robert Cook, VP of Philadelphia-based BPG Properties, tells GlobeSt.com. Van Buren Associates LP, a BPG affiliate, is the building owner, and Cook is in charge of asset management for the property. BPG is the operating arm of Berwind Property Group. Cook says the two leases take occupancy in the facility to 74%. He declines to disclose asking rental rates, "because there's a very wide range between office and warehouse space." A year-end 2005 report from Colliers Lanard & Axilbund says office vacancy in Norristown-Valley Forge fell from above 28% at the end of 2004 to 22.9% by the end of the following year, and the Montgomery County industrial vacancy rate at the close of 2005 was 13.3%, also down from the previous year.According to Cook, the Van Buren Avenue building was constructed in three phases in 1968, 1972 and 1986 and all three phases were renovated between 1997 and 2001. Stephen A. Robbins and Arthur Weisman of NAI Geis Realty Group represented the owner in the lease negotiations. Richard Smith of Evergreen Property Advisors spoke for Comcast, and Christina N. Del Duca of the Staubach Co., represented the technology firm.
