TROY, MI-The 281,505-sf class A Liberty Center has acquired a new tenant, while existing tenants ink lease renewals in long-term deals for a combined total of 26,394 sf. Located at Beaver Road near Interstate 75, the office property has a mix of financial and professional services companies. All but one of the deals was done directly with the tenants through the landlord, Liberty Property Trust of Malvern, PA. Quoted rates per sf are $23.50, plus electric.Companies renewing their leases include Dominion Financial Group for 1,490 sf at 50 W. Big Beaver Rd. and the law firm of Schaden, Katzman, Lampert & McClune, which renewed its 1,785 sf space at 100 W. Big Beaver Rd. Also at 100 W. Big Beaver, Molina Healthcare of Michigan Inc., represented by Signature Associates/Oncor International's Southfield office, renewed its lease and took an additional 7,316 sf. The deal brings Molina's total occupied space to 42,765 sf.Meanwhile, Starpointe Mortgage has inked a new 7,562-sf lease, which will serve as the mortgage provider's headquarters. The company has other locations in Michigan including Sterling Heights, Clinton Township and Saint Clair Shores.According to Joe Trinkle, director of Liberty Property Trust's Southfield office, none of the tenants have required major upgrades as part of their deals. "Liberty is currently making capital improvements to the center, which includes updating the lobbies and fire alarm systems," Trinkle noted in a prepared statement about the deal.
