The Brossier Development Group of suburban Winter Park snapped up the dirt in a deal that took seven months to complete. Brossier plans to redevelop the site as a new commercial venture. The City of Maitland owns the block behind the 3.4-acre parcel.
The four parcels took a year to assemble. NAI Realvest brokers Kevin O'Connor, Christie Davis and Matt Cichocki put the deal together. The largest site was the Dauksch Family Partnership land which houses a former 25,000-sf Winn-Dixie-Goodings grocery and the 18,800-sf Royal Plaza strip center. The Dauksch family built and owned the original Goodings grocery on the site along with other Maitland commercial landmarks.
Maitland Springs, which owned the Royal Plaza for over a year, and the Smith family of Maitland were the other sellers. Maitland Realty represented Maitland Springs in the transaction.
Brossier spotted the Winn-Dixie property first after it was on the market for only a week. The other three parcels weren't on the market, O'Connor tells GlobeSt.com. "This is the key block within the Maitland community redevelopment area known as Maitland Town Square," the broker says.
"To my knowledge, this is the most expensive sale in this area and tops all but the high-rise sites in Downtown [Orlando]," O'Connor says. He adds, "The assemblage and sale could be an important step in long-standing plans to redevelop the property."
