ATLANTA-In one of the highest-priced, per-sf retail transactions of the year to date, locally based Julian LeCraw & Co. paid Branch Properties of Atlanta $11.6 million, or $198.58 per sf, for Oglethorpe Crossing. The nine-year-old, 58,413-sf shopping center is at 3435 Ashford Dunwoody Rd.
Name tenants at the 100%-leased center in the Brookhaven residential submarket are Publix, CVS Pharmacy, Hair Cuttery and a Hollywood Video building located on an outparcel. The Atlanta office of Trammell Crow Co. negotiated for the seller.
Julian LeCraw & Co. is one of Atlanta's most active developer-investor groups. In December 2005, the company bought the 674-unit Archstone Perimeter Center in Dunwoody from Archstone Smith of Englewood, CO for $57.28 million or $86,476 per unit.
In January 2004, the developer paid $2.6 million, or $1.04 million per acre ($23.88 per sf), to Metal Asset Acquisition LLC for a prime 2.5-acre site at 1001 Marietta St. Julian LeCraw is developing the 128-unit M-Squared condo community on the site.
