Indian Hills was built in the late 1970s on 10.24 acres at 450 Dempsey Rd. The property offers one-, two- and three-bedroom units. The average unit size is 800 sf. The property was sold with an approved and recorded final conversion map.
The seller was Helf Investments of San Diego. Curtis Gardner and John McCulloch of Arroyo & Coates in San Francisco represented both parties. Neither party was available Monday afternoon for comment.
Pacifica Cos. has been hungrily acquiring Western US apartment properties in recent years. In 2005, among other places, it acquired several in the Seattle area. In December 2005, it paid $11.7 million for the 153-unit Lake Place Apartments near Sea-Tac International Airport south of Seattle. In October, it paid $14.5 million for Centerpointe, a 105-unit complex in Seattle' Beacon Hill neighborhood.
Earlier in 2005, it acquired 832 units in two separate deals (Pheasant Run and Glen Park) in Federal Way, WA, for a combined price of about $62 million. Pacifica Cos. acquisitions director Andy Pollin told GlobeSt.com in April that the company's plan was to accumulate about 2,000 units in the Puget Sound region, mostly due to confidence about future job growth in the region.
In addition, over the last two years the company also has acquired multiple properties in both Northern and Southern California and additional properties in Arizona and Nevada. The company also operates hotels under the Pacifica Host brand. A Pacifica Cos. official could not be reached Monday for additional detail on its apartment acquisitions.
