Saturn is leasing 70,000 sf and Praktiker about 134,500 sf. A source at Colliers tells GlobeSt.com that both tenants signed long-term leases. The average full-service rent for this type of product in modern shopping centers in Poznañ is equivalent to between $8.33- and $9.52 per sf per month, according to the source.

Slated for completion in mid 2007, the shopping center also will include a hypermarket (grocery store), a shopping gallery selling footwear, fashion and sport, and restaurants, according to Colliers. The developer is Mobel Walther Objekt Poznañ Sp.

A Mobel Walther board member says the center's format is different than is typical in Poznañ in that it has a much broader mix of tenants. The center will be located on the northern side of Poznañ's Old Town, adjacent to the Poznañ Fast Tram station. The development site is bordered by Serbska, Mieszka I and Trójpole streets. There are about 700,000 inhabitants in Poznañ.

Retailer brokers Beata Wa³ujska and Anna Kotyñska of Colliers have the leasing assignment. "Poznañ's market is still growing," says Wa³ujska. "There is not enough modern retail space available for local people."
