The owner of the class B property, Northcreek Associates LLC, has hired Barry to work with Hines in leasing up the asset which has undergone a multimillion-dollar renovation. Hines previously leased the property by itself. Brokers Scott Martin of Hines and Andy Sumlin of Barry have the assignment. Terms of the new deal the owner made with Hines and Barry weren't disclosed.

Martin and Sumlin also wouldn't disclose the estimated renovation cost, identify the principals at Northcreek Associates or disclose how long the current owner has owned the property.

On the renovation, Sumlin tells GlobeSt.com, "It's a big number, considering that the buildings were reskinned, renovated common areas and restrooms, new HVAC, rebuilt elevators, and renovated landscaping and hardscaping,"

However, area construction sources familiar with comparable property facelifts, tell GlobeSt.com the owner probably invested about $10 million in sprucing up the property. The renovations were completed in December.

At asking rents of $17.50 per sf, Sumlin tells GlobeSt.com "the project is clearly the best value inside of I-285." Sumlin categorizes the park as A-minus or B-plus. "I have always called it a B building in an A location," the broker says. "Now it is a brand new renovated B in an A location." The park is at 3715 Northside Parkway.

Average asking rents for class B office properties in the Buckhead submarket are $19.12 per sf, according to the latest market analysis by Atlanta-based Colliers Cauble & Co. "The renovations have left Northcreek in better condition today than when it was built" in several phases from 1971 to 1979, Sumlin says. Name tenants at the property are Yahoo, AON Service Corp., Media Solutions and American Southern Insurance.

The Georgia Department of Corporations lists Northcreek Associates LLC as a foreign limited liability company with offices at 1201 N. Market St., Suite 1403, Wilington, DE. No corporate officers' names are on file. CT Corp. System at 1201 Peachtree St. NE, Atlanta is listed as the registered agent.

The Georgia Secretary of State's office also notes another similar-sounding entity, Northcreek Associates LP, with the same Delaware address and the same registered agent, merged in 1999. The general partner previously shown for Northcreek Associates LP was Nancy Creek Inc. at the same Delaware address.
