SOUTH BRUNSWICK, NJ-Monmouth Real Estate Investment Corp. has hired the David Cronheim Co. as exclusive sales and leasing agent for the 146,750-sf industrial building at 461 Ridge Rd. in the Dayton section of this Middlesex County township. The move comes as full-building tenant McMaster Carr, a Chicago-based industrial products distributor, is set to vacate the premises.

"The facility currently serves as a supplemental distribution center for McMaster Carr, whose regional headquarters is next door," says Peter Wisniewski, EVP of the Chatham, NJ-based Cronheim. "McMaster Carr is consolidating into a much larger facility during Q3 of 2006," he says, a reference to the company's new 500,000-sf build-to-suit being done by Matrix Development Group. "At that time, both properties can also be available as a package."

The building about to be vacated includes 8,200 sf of office space and 138,550 sf of warehouse space, including 10,500 sf of cooled space. Situated on 12.75 acres, it has two rail doors with access to Conrail service. Monmouth, based in Freehold, NJ, is looking for new tenants or a possible outright sale, according to Wisniewski.
