McDONOUGH, GA-Striving to meet demand, the Atlanta office of Trammell Crow Co.'s Midsouth Development & Investments Division has broken ground on the largest industrial project it has tackled to date--an 849,744-sf spec-built property within Liberty Distribution Center in Henry County.

The building at 127 Liberty Industrial Parkway is being constructed at a development cost of $30 million or about $35 per sf, a Crow representative tells GlobeSt.com.

Lyle Fogarty, a member of Crow's development team, says the cross-dock trucking facility has near immediate access to Interstate 75 through Liberty Industrial Parkway. The facility is 600 feet deep, operates 165 dock doors with a 32-foot minimum clearance height and can park more than 300 trailers.

The project is slated for completion by early summer and will be competing for tenants with Duke Realty Corp.'s 759,300-sf distribution center within the same park. Duke's park is 97% leased, as GlobeSt.com reported earlier this year.

Fogarty calls the site, about 30 miles southeast of Downtown Atlanta, "a thriving hub for activity due to the proximity to the airport and interstate highway system…and one of the best pieces of property available in south Atlanta for industrial purposes due to Henry County's continued growth, superior infrastructure and pro-business climate."
