WESTLAND, MI-Panora, IA-based T&D Global Equipment Visionz Inc. has leased 23,755 sf. The industrial property, which is located at 39103 Warren Rd., is owned by F&L, LLC.

T&D Global Equipment Visionz selected the site because of its location, image and quality of construction. Grubb & Ellis brokers Tony Avendt, senior associate, and Randall Allman, senior vice president of the company's industrial group, represented both parties in the transaction.

The lease reflects continued activity in the Western Wayne County industrial market. According to a fourth-quarter industrial market report issued by Grubb & Ellis, other recent significant leases include TNT Logistics leasing of approximately 90,000 sf here; Basketball Planet's 47,000-sf lease at the former Circuit City building in Canton; and Robertson's lease of approximately 41,000 sf in Livonia.

Despite the increase in sales and leasing activity during the quarter, additional blocks of space came online raising the vacancy rate to 13.5%. According to the market report, 347,578 sf was returned to the market during the quarter. The average asking rents in the area are $5.51 for general manufacturing space, $4.75 for warehouse/distribution space and $8.91 for research & development/flex space.
