The property is located on West Oaks Boulevard, east of Highway 65 between Sunset and Lone Tree boulevards. The complex will be built in two phases. Both buildings will have three stories and 114,000 sf net rentable. Whether it ends up a multi-tenant development divisible to 3,000 sf or a headquarters location will depend on interest.
Opus West recently completed a comparable office development in Roseville called Opus Corporate Center. Opus West quietly sold the building earlier this year after leasing it up. "They said, 'wow, Placer County works, let's do another one of these," a source familiar with the company tells GlobeSt.com.
The Rocklin property was acquired by Opus West from Rich Griffin of Longmeadow Development. Kevin Larscheid and Scott Rush of CB Richard Ellis brokered the transaction. Through a representative, Opus West declined comment on both transactions; Larscheid could not be reached for comment.
Opus West Construction Corp. and Opus A&E will serve as the project general contractor and architect, respectively. Opus West Management Corp. will manage the project. Kevin Larscheid, Scott Rush and Shana von Elten with CB Richard Ellis have the marketing assignment. Tom Schaal, senior director and manager of Opus West Corp. in Sacramento, and Dave Smith, real estate manager, will oversee development and marketing of the Rocklin office development.
One of five regional companies within Minneapolis-based Opus Group, Opus West also is building and developing Sacramento Gateway, a 1.5-million-sf mixed-use center located on the north side of Interstate 80 at Truxel Road in Sacramento. The development is comprised of the Promenade, a large shopping center anchored by major brands including Target, Sam's Club, Men's Wearhouse and others; the Village a pedestrian-oriented lifestyle and entertainment zone with boutique shops and restaurants; and Gateway Corporate Center, which is comprised of approximately 600,000 sf of class A office space and two hotels. The Target store recently opened. The balance of the Promenade will open in phases through the summer and the Village is scheduled to open in November.
