DELRAY BEACH, FL-Kelton Project Management Inc. has begun demolition of two multifamily rental facilities at 2650 Webb Ave. to make way for construction of Gulf Stream Villas. Steven Kelton, a principal of the Fort Lauderdale-based company and also a partner in Gulfstream Views LLC, the developer, plans to break ground in May.

Calling the complex "an alternative to high-rise living," Kelton says Gulf Stream Villas will consist of three buildings containing a total of 14 two-story townhouse-style units. Nine of them will have three-bedroom layouts and two-car garages, and five will have two bedrooms and a one-car garage. Sizes range from 1,565 sf to 2,229 sf. Prices begin in the mid-$400,000s. He declined to disclose the construction cost, but projects a $6-million sellout.

Kelton completed Palm Trace Landings, a 15-building, 274-unit townhouse complex in Davie, in 2004. Other projects the firm has been involved in include the La Cascade condominium in Fort Lauderdale and the University Commons warehouse complex in Davie.
