ResourceAmerica has taken 8,771 sf at One Crescent Dr., joining four other tenants and lifting occupancy above 40%. Terms of the lease and rent rates in the building are undisclosed. The LEED-certified green building designed by Robert AM Stern Architects opened in November 2005. It is located in a Keystone Opportunity Zone, which offers significant city and state tax abatements through 2018.

The first building in the JV's Navy Yard project is a 75,200-sf build-to-suit for St. Paul, MN-based AppTec Laboratory Services at 4751 League Island Blvd. Brian Cohen, Liberty's director of Navy Yard development and marketing, says the JV has begun a 45,000-sf build-to-suit corporate headquarters for Unique Industries, which is scheduled for completion by year-end, and is planning an 80,000-sf spec lab facility, a 135-room hotel and another spec office building. He did not disclose a timeline for the spec projects.

The new leases in Renaissance Park include: 31,558 sf for Neoware Systems Inc., 14,437 sf for Bright Horizons Day Care Center, 15,000 sf for YellowBook and 13,334 sf for Toshiba. There are also expansions from 5,176 sf to 7,462 sf for Shapiro & Kreisman LLC, and from 5,176 sf to 21,595 sf for Array Healthcare Facilities Solutions Inc.

Jim Mazzarelli, SVP and regional director for Liberty, says just 22,280 sf remain available in the park. The value of the six transactions is undisclosed as is the asking rental rate. According to a fourth-quarter 2005 report from CB Richard Ellis, the average asking rental rate for class A office space in King of Prussia is $25.47 per sf, and the vacancy rate in the submarket at year-end 2005 was almost 15.2%.
