CARLSBAD, CA-Activity at Bressi Ranch remains among the strongest development areas within San Diego County. Most recently, TSA Contracting began construction work on a 9.63-acre parcel at Bressi Ranch Business Park. The owner of the site, Soledad Development Group LLC, has plans for a 119,000-sf office/R&D project.The $10-million project is being set for an October completion date. Located at the corner of Melrose Drive and Palomar Airport Road, the project will include 14 buildings at build-out.Lannie Allee and Lars Eisenhauer of CB Richard Ellis are marketing for sale the 12 single-story office buildings that will range in size from 5,700 sf to 8,200 sf. Also on tap are two two-story office buildings of 15,000 sf each.Design features of the project include tower elements at the entries, green reflective glass with bronze mullions, wood trellises and stone veneer. The project also incorporates outdoor courtyards with trellis-covered patios overlooking a nearby canyon.The Soledad project is just the latest to move forward at Bressi Ranch. Last month, New York-based Hudson Realty Capital LLC and Scottsdale, AZ-based Biltmore Holdings LLC formed a joint venture with plans to develop an office condo project.The project, which will be known as Biltmore on Bressi Ranch, will include 10 single-story and two two-story buildings totaling 106,500 sf with 426 parking spaces. The units will average 8,875 sf.
