The mixed-use development will include 400,000 sf of retail, 1,200 residential units and 40,000 sf of office space. A Sembler spokeswoman says Town & Country Homes, a locally based affiliate of K. Hovnanian Co., has purchased land from Sembler to develop 458 townhouse units within the center. Hovnanian is a national homebuilder based in Red Bank, NJ. She declined to disclose any costs of the land or construction.
Super Target, Best Buy, Linens 'n Things and Total Wine are anchors for the retail component. Prelease agreements have also been struck with at least 10 additional retailers and restaurants, including Shoe Carnival, Jason's Deli, Shane's Rib Shack, Rotelli's Italian Restaurant, Moe's Southwest Grill, and Great Clips. The spokeswoman says the retail is approximately 70% preleased.
This is open-air retail, and, according to a site plan, the Super Target space is 174,200 sf, and the other anchors flank it and occupy an aggregate of about 70,000 sf. Additional retail is dispersed throughout the community in about 12 buildings, primarily along N. Congress Avenue and a new road at the center of the community, which leads to the anchor locations.
Boynton Town Center is one of nine retail developments under way in Florida by Jacksonville-based Sembler, which owns more than 60 existing retail locations throughout the state as well as properties throughout the Southeast and Puerto Rico. It opened an office in Boca Raton this February. Among the projects under way are the 469,000-sf Legacy Place mixed-use complex in Palm Beach Gardens and the 165,000-sf Promenade at Naples Centre. A call to Compson was not returned by deadline.
