PORTLAND, OR-Coast Aluminum & Architectural has leased about 60,000 sf at Columbia Corporate Park, a 200,000-sf park here that was completed in December by Trammell Crow Co. and ING Partners. The lease drops vacancy in the park to 23%.

A metals distributor that specializes in aluminum extrusions, Coast Aluminum will take all of Building B, which totals 59,800 sf. Building A, which totals 135,800 sf, was 66% preleased by Moulding & Millwork Inc in January 2005, kick-starting the project.

TCC brokers Scott Kappes, Dave Ellis and John Fettig have the leasing assignment. Dan Slevin and Mark Hush of Capacity Commercial Group represented Coast Aluminum The triple-net asking lease rate for space it $0.38 on shell; the surcharge for office build out is $0.70 per sf.

The park is located along NE 166th Avenue and Airport Way. TCC and ING acquired the 15-acre site from Eastern Western Corp. for about $4 per sf. The asking lease rate has risen by a few cents per sf since the building was completed.

"Rates are firming up all over the city," Kappes tells GlobeSt.com.
