SUWANEE, GA-Suwanee Creek, a five-building, 1.1-million-sf industrial park in Gwinnett County, is at 90% occupancy today, thanks to three new leases totaling 91,041 sf with an estimated aggregate value of $2 million. The park is at 215 Satellite Blvd.

The Colliers Spectrum Cauble leasing team of Elizabeth Moning, Price Weaver and Steve Grable negotiated for park owner James Campbell Co. LLC in the three transactions which were expansions of existing space. Industrial Specialty Warehouse Inc. expanded into 31,380 sf. Nathan Anderson of NAI Brannen Goddard represented the tenant.

Vistar grew its space by 17,722 sf and now occupies 65,521 sf. Brain Sapp of Fishcher & Co. represented Vistar. Williams Brothers increased its quarters by 41,939 sf for a total 143,700 sf.

A major factor in the successful lease-up of Suwanee Creek is logistics, says Moning, assistant vice president of Colliers Spectrum Cauble. "Suwanee Creek offers convenient access to the I-85 transportation corridor and proximity to Gwinnett County's housing, employment and amenity base."

Colliers Spectrum Cauble is the result of a recent merger between Colliers Cauble & Co. and Spectrum Realty Advisors, as GlobeSt.com previously reported. The newly named company's industrial leasing department represents about 12 million sf across metro Atlanta, Moning says. The firm's third-party leasing and management portfolio of office, industrial and retail properties totals more than 17 million sf. The company had combined transaction volume of more than $1 billion in 2005.
