TAYLOR, MI-Tire Centers LLC will open a new location at Trolley II-22701 Trolley Industrial Drive, Suite B after signing a 32,000-sf lease of industrial space.
Grubb & Ellis brokers Dan Labes and James McClowry, senior vice presidents of the company's industrial group, represented both parties in the transaction. Labes tells GlobeSt.com that Tire Centers is a national tire dealer with locations across the country and chose the space in Taylor because it offered "good rental rates and a good location." It will be used as warehouse and distribution space. "It had the ceiling heights, sprinkler system and other features they were looking for," adds Labes.
Trolley II is a multi-tenanted building owned by First Industrial Realty Trust. With the signing of Tire Centers, "there will be zero down time with this space," Labes says. A former tenant will be moving out of the space, just in time for Tire Centers to move in. Labes notes, however, that there is still 50,000 sf of vacant space in the building.
Terms of the lease were not disclosed, but average asking rents in Southern Wayne County is $4.32 per sf for warehouse and distribution space. In Western Wayne County, average asking rents are $4.75 per sf. This compares with average asking rents of $5.24 per sf in Southeastern Oakland County and $5.71 per sf in Southwestern Oakland County, according to a Grubb & Ellis fourth quarter 2005 industrial market report.
