The Citibank transaction is value at nearly $1.8 million, according to Mindy McIlroy, director of leasing for Miami Beach-based Terranova Corp., who represented the owner in the negotiations. The lease takes occupancy at the 82,128-sf Suniland center above 90%, she says.

Suniland is located at 11325 S. Dixie Highway "in Miami-Dade's strongest Pinecrest/East Kendall submarket," McIlroy says. Among the other tenants are Starbuck's, Flanagan's, CVS, TCBY, Moe's Southwestern Grill, Sushi Rock Café, a US Post Office and SunTrust.

Meanwhile, the SunTrust lease at El Mercado is valued at nearly $1.2 million. David Preston of Terranova represented the owner in negotiations, and he says the 96,041-sf center is now 95% leased. "It serves a vibrant Hispanic market and has a population of more than 185,000 residents within a three-mile radius," he says. Publix is the anchor, and other tenants include Pollo Tropical, GNC, Anna's Linens and a US Post Office.
