Miami-based Neviot Realty Holdings LLC has paid Cleveland-based Macintosh Land Co. LP $46 million, or $117,347 per sf, for the 392-unit Preserve at Temple Terrace apartments at 7855 East Fletcher Ave. The 35-acre, seven-year-old property consists of 22 three-story buildings built in 1999 and is currently 95% occupied, according to Marcus & Millichap Real Estate Investment Brokerage Co. which handled the transaction.
Silverstone Communities-Florida of Boca Raton acquired the 273-unit, three-year-old Citrus Falls garden-style apartment complex from New York-based J.P. Morgan Investment Management for $37.5 million or $137,363 per unit. The acquisition was Silverstone's first in the Tampa Bay submarket. Apartment Realty Advisors of Boca Raton brokered the transaction.
Ashkenazy Acquisitions Corp. of Boca Raton has received a 10-year, $27-million loan from the Anglo-Irish Bank of Dublin, Ireland to refinance the 230,627-sf Channelside Shops at 615 Channelside Dr. in the city's historic Channel Distric, along the Garrison Channel waterfront. Holliday Fenoglio Fowler LP arranged the financing.
At the 25-year-old, 250,000-sf Beaumont Business Center, Windward Homes is consolidating its headquarters space into 43,546 sf of new quarters. A company spokesperson tells GlobeSt.com the lease is "long term." Area brokers familiar with the property at 5439 Beaumont Center Blvd. tell GlobeSt.com the lease is probably for 10 years at an estimated effective rent of $16 per sf or an estimated aggregate total of $7 million. The latest CB Richard Ellis Inc. Tampa office analysis puts the average asking rates at $17.56 per sf.
