TAMPA, FL-Atlanta-based Wood Partners Inc., which already has carved a niche for itself in Central Florida multifamily development circles, plans to break ground in July on its second Downtown Tampa venture. The 343-unit, eight story Boulevard Condos, along with 5,000 sf of ground-level retail, will go up at South Brevard Avenue and West Kennedy Boulevard.
The retail component will face Kennedy Boulevard. Condo homes, sized from 715 sf to 1,448 sf, will be priced from the low $200,000s with the average price at $300,000. One home is priced at $1 million. Coldwell Banker the Condo Store is handling sales and marketing. A Wood Partners' representative tells GlobeSt.com the build-out value of the project is expected to be $87 million or an average $253,644 per unit.
The Preston Partnership of Atlanta is designing Wood's newest venture and also designed Wood's first project, Six Ten Franklin, a 32-story, 503-unit condo complex on the former Downtown Maas Brothers department store site.
Dave Thompson, a Wood Partners' development associate, is confident his company's newest venture will be as successful as the first. "The location in and of itself is a huge draw," he says. "With Hyde Park, SoHo, the University of Tampa and Downtown Tampa within a short distance, residents will enjoy not only the convenience of hassle-free condominium living, but also a home centrally located to everything Tampa has to offer." The Boulevard Condos "will set the stage for the revitalization of West Downtown," Thompson adds.
In Orlando, Wood Partners is in its second year of construction on Solaire at the Plaza, a 306-unit, $50-million condominium community at the $140 million, three-building Premiere Trade Plaza campus Downtown. In south Orlando, Wood Partners is also completing the 200-unit condominium component of Boston-based Wilder Cos.' $75-million, mixed-use Rialto project on a 13-acre Sand Lake Road tract.
