"The interior has been converted into class A office space," Adriano Calvanese tells GlobeSt.com. Calvanese, a senior associate; George Cauffman, SVP, and Jonathan Stavin, first VP in the local office of CB Richard Ellis, are marketing the building for Anapol Schwartz. The asking price is $4.5 million, which translates to $375 per sf.

Originally built in 1895 for a physician's family and practice, the Delancey Place property has changed hands just four times since it was built. When Anapol Schwartz acquired it in 1982, it hired restoration architect Hyman Myers to adapt the space into law offices "and restore the building's original, light, open-air grand Victorian quality," Calvanese says.

The 3,500-sf first floor has a two-story lobby, adjacent conference room and balcony leading to a mezzanine-level conference room. The second and third floors are 2,525 sf and 2,025 sf, respectively, and there is a 3,000-sf lower level. Although it's now designed for an office user, "especially because of its location in the Rittenhouse neighborhood, it is also suitable for residential conversion," Calvanese says.
