The site is just two miles from the current West Chester facility, which has had a four-fold increase in membership in the past several years, according to Lee Bunting, executive director. In a letter to the membership, he says the current facility "was not designed to handle 1,000 member visits a day."

Steve Italiano, SVP, and Tom Bailey, first VP in the Wayne office of CB Richard Ellis, represented YMCA. Steve Cousart, first VP; Richard Warren, VP, and Steve Kriz, associate in the same CBRE office, represented the seller, Terramics/Goshen Associates, which is a regional investor/developer.

The land is vacant, "and some of it is not buildable," Italiano tells GlobeSt.com. "It wouldn't be suitable for office development, for example, but it's fine for the YMCA, which will use portions of the parcel for camps and playgrounds."

For the first time, the West Chester YMCA branch will have an outdoor pool and playground. In addition, the plan calls for 340 parking spaces, available free to members, which is an accommodation not offered at the current location. There will also be a new childcare center and expanded teen center along with two indoor pools. According to the West Chester regional YMCA website, construction is scheduled to begin late this year with an opening by August 2007.
