Two Alliance Center was designed by locally based architects Smallwood, Reynolds, Stewart, Stewart & Associates. It is expected to be completed January 2008. Floor sizes will average 24,000 sf and there will be 1,330 parking spaces.

The tower is the third phase of the 10-acre Alliance Center master plan. One Alliance Center, a 20-story, 558,000-sf office tower, was completed during an earlier phase and is fully leased. David Canady, Trizec senior vice president of the Atlanta portfolio, could not be reached for comment before presstime, but in a released statement said, "Two Alliance Center will expand our customer offerings as another advancement in the Alliance Center master plan portfolio."

Other Trizec properties in Atlanta include 100 and 44 Colony Square, One and Two Midtown Plaza and the Interstate North Office Park.

Among unique aspects of the development is the use of a Building Information Modeling technology called DProfiler developed by Dallas-based Beck Group. With the software, the project team can view the project in 3D, which includes height, length and depth, but can also view it in 4D, which includes scheduling information, and 5D, which changes in project costs. "With one system, Trizec can model adaptations to its development plans and instantly know what schedule delay or difference in cost would result," said Brad Phillips, managing director for Beck's Eastern region, in a prepared statement.
