The buildings, located at 3505, 3555 and 3575 Kroger Blvd. near the Gwinnett Place Mall, contain a total of 263,862 sf of space and averaged 70% occupancy at the time of the sale. The buildings were purchased from New York-based DRA Advisors LLC, which acquired the property in November 2005 when it bought the entire CRT Properties company portfolio. DRA is selling select properties from the portfolio. Justin Parsonnet, of CB Richard Ellis represented DRA in the sale of the Gwinnett Center.
Other properties Kaufman owns in Gwinnett County include the Crescent, a three-story, 115,000-sf class A building and Satellite Court, a two-story, 43,000-sf both. Both properties are located on Satellite Boulevard.
Kaufman Realty Group president Craig Kaufman tells GlobeSt.com that Kaufman acquired the property because the company is bullish on Gwinnett County. "In the last year and a half we've seen a lot of activity in this area. We see this as a great value-added property," Kaufman says.
Kaufman adds that the Crescent is 96% occupied and the Satellite is 100% occupied. With a strong leasing campaign, Kaufman aims increase the occupancy level at the Gwinnett Center. Kirk Rich, of Rich Real Estate Services, will handle leasing at an on-site leasing office, Kaufman says. "The property needs some tender loving care and the tenants need some attention. The property has gone through a series of ownership changes and hasn't had hands-on management in recent years."
