TAMPA, FL-Gables Residential is seeking approval for Gables at Seven Oaks, an apartment complex in Pasco County. The Boca Raton-based developers are hoping to begin construction in the fourth quarter 2006. The project will be constructed in two phases, with the first phase containing 380 units and the second 368 units.

If given the green light, Gables at Seven Oaks would be the REIT's third multifamily community in the metro area. The other two are Citrus Falls in Tampa and Village at Park Road in Plant City. Citrus Falls has one-, two- and three-bedroom units with washer/dryer connections and garden tubs. Community amenities include an indoor basketball court, a fitness center, resident business center and a pool with waterfalls.

Village at Park Road has one-, two- and three-bedroom apartments with 9-foot or vaulted ceilings, full-size washer/dryer connections, decks and balconies and outside storage units for some units. Community amenities include a fitness center, gated entrance, tennis and basketball courts, and a lakeside pool.

The project for Gables at Seven Oaks architect is Fort Lauderdale-based Pasquale Kuritzy Architecture Inc., the general contractor is Gables Construction, structural engineering consultant is Paul J. Ford & Co., and the mechanical/electrical/plumbing engineer is KTD Consulting Engineers.

Gables owns apartment home communities in high job-growth markets primarily in Atlanta, Houston, South Florida, Austin, Dallas, Tampa, San Diego/Inland Empire and Washington, DC. As of 2005, Gables managed more than 40,000 apartment homes in 160 communities, owned 78 communities with more than 20,000 stabilized apartment homes and had an additional 11 communities with 2,600 new apartment homes under development or lease-up.
