Debra Lee Stevens, with GVA Thompson Doyle Hennessey & Stevens' Boston office, represented the tenant, iProspect, in the lease negotiations. She tells GlobeSt.com that the expansion almost didn't come off because the 311 Arsenal St. building was already fully locked up with leases to other tenants.

"They were lucky to get the space," Stevens says of the firm, recently acquired by Isobar Communications, a global digital marketing network headquartered in London.

Terms of the lease were not disclosed but Stevens says similar space in the Watertown area generally rent in the mid-$20-per-sf price range. Robert Doherty with Beal Companies, of Boston, handled the transaction for the landlord, Harvard University.

The office property, part of a nine-building complex known as the Arsenal on the Charles, counts among its tenants the Boston Sports Club, m-Qube and PharMetrics.
