The largest of the projects will be built at 1486 Tremont St. in Mission Hill where the project's developer, Indiana-based Aspen Group, will demolish an existing commercial building and construct a five-story $24 million building that will include the 66 units of housing and approximately 2,000 sf of first-floor commercial space, along with 3,459 sf of green space.
Dorchester will get 43 new rental units at 1460 Dorchester Ave. under an approved plan that will bring 32-studio and 11-one bedroom apartments to the Fields Corner area. The developer, the Boston-based Vietnamese American Initiative for Development, will break ground on that project in the spring with completion expected in about 18 months. The cost of that project, which also includes about 7,000 sf of commercial space, was not disclosed.
Developer 26 West Street, LLC will convert an existing 9,500 sf office building at 26-30 West St. in Downtown Crossing into a mixed-use development containing residential and retail space when it breaks ground on the project in September. The 32 units will be comprised of 17 one-bedroom and 15 two-bedroom units, four of which will have individual roof top access and private decks. Completion of that project, which also includes a business center and fitness facility, is slated for September 2007.
Also slated for construction is a 16 units of elderly housing that will expand an existing building at 301 South Huntington Ave. in Jamaica Plain owned by Mount Pleasant Home. The project will add about 28,710 sf of space to an existing 26,600 sf building and will include 8,750 sf of space that will be leased to the not-for-profit Urban Medical Group. That $13.5 million project will break ground in the fall and should be completed in 18 months.
