Ronald K. Perry, with Meredith & Grew's Boston office, tells GlobeSt.com that the company selected the space, which has views of both Boston Harbor and the Charles River, after outgrowing its previous home at 28 State St. in Boston. "The main driver behind the move was the need for expansion space, which they couldn't acquire at 28 State, which is fully leased," says Perry, adding that the firm will move into its new location once tenant improvements are completed.
Despite the change in address, Perry says the law firm will retain the same landlord in Equity Office Properties Trust, the Chicago-based firm that owns both buildings.
"They were very attracted to One Post Office Square because it's a premier tower in the center of Boston's Financial District with a very professional, first class image," says Perry, who handled the transaction along with Roger W. Breslin, also with Meredith & Grew, on behalf of Lahive & Cockfield.
The 42-story, 766,129-sf building at One Post Office Square is almost fully leased with tenants that include USB Financial Services and the law firm of Sullivan & Worcester. Terms of the lease were not disclosed but per sf leasing rates on office space in the Post Office Square area can range from the mid-$30s to the mid-$50s, according to real estate brokers.
The transaction, which puts the building close to full occupancy, was handled for the landlord by Equity's managing director of leasing William T. Anderson. Lahive & Cockfield LLP has also retained Neil J. Hurley and Brian S. Meyer, Jr. of Meredith & Grew's Advisory & Development Services group to serve as the project manager for the build-out and occupancy of the location.
