WALTHAM, MA-A firm that develops cartilage regeneration technologies will move its research and manufacturing operations into 25,472 sf at 830 Winter St. here, becoming the building's first new tenant since the property was acquired by Boston-based Intercontinental Real Estate Corp. in October for $51.3 million.

Jonathan Varholak, with Richards Barry Joyce & Partners' Boston office, who helped negotiate the deal for the landlord, tells GlobeSt.com that Histogenics Corp. inked a 10-year lease deal for the space after scouring the suburban marketplace. Histogenics will move from its current facility at Malden Hospital into the building in January.

"Frankly, this is the best suburban lab asset in the suburban market," Varholak says of the 182,106 sf, multi-tenant biotechnology building. The company shares the property with Praecis Pharmaceuticals, which sold the corporate headquarters building to Intercontinental under a sale-leaseback agreement. Praecis leases 65,000 sf in the property.

Terms of the lease were not disclosed but Varholak says laboratory space in the Waltham market generally leases in the mid to high $30s per sf net.

In addition to Varholak, Intercontinental was represented in the lease transaction by Robert Richards and Michael Frisoli, also with Richards Barry Joyce & Partners. The arrangement was handled for the tenant by Cliff Hurley of Congruity Works, Inc. in Wilmington.
