BELLINGHAM, MA-A 67,500-sf industrial building on 8.8 acres has been sold for $4.2 million to a local buyer. The new owner plans to use the property to warehouse heating and plumbing supplies.

South Maple Street Associates, LLC beat out several other investors to take ownership of 37 S. Maple St. in a deal that gave the buyer a prime location and a property with expansion possibilities, Scott Hughes of New Dover Associates, of Framingham, tells GlobeSt.com.

Hughes says the freestanding warehouse building, which features 6,700 sf of mezzanine level, air conditioned office space and four loading docks, drew "excellent interest" from investors because of its location just off Routes 140 and 495 in the fast-growing suburb of Bellingham.

The buyer will use the 19-year-old building to warehouse heating and plumbing supplies, he says. Hughes and Stephen C. Bradley, also with New Dover Associates, handled the transaction for the seller, South Maple Street Associates. The buyer was assisted in the negotiations by Richard J. Ruggiero, with Cushman & Wakefield.
