The locally based company has purchased 1736 Defoor Place, a 7,000-sf office building off Howell Mill Road, for $940,000, or $134 per sf. The new building will replace Talent Zoo's current space at 812 Lambert Dr. off Cheshire Bridge Road.
Ward Entrekin, vice president of brokerage for locally based Ackerman & Co., represented both the sellers, Manufacturers Agents Inc., and Talent Zoo in the transaction. Michael Lipton, formerly of Ackerman, also represented the buyer.
This is Talent Zoo's second new headquarters building in a year. The firm purchased 1212 Collier Rd., a 4,000-sf retail building, for $800,000 in November. The company, however, discovered the facility could not accommodate the firm's rapid growth and never moved into that location. The firm has experienced revenue growth of more than 200% over the last two years. Instead, Talent Zoo decided to sell the building to Hendessi & Associates for an undisclosed sum. Bubba Chrismer, of Cresa Partners in Atlanta, represented Hendessi in the transaction.
Talent Zoo marketing manager Joe Folan tells GlobeSt.com that both buildings purchased are located in the up-and-coming neighborhood of the West Side of Atlanta, which makes them good real estate investments as well as headquarters locations. The West Side used to be an industrial area, but as the city has grown, the neighborhood has changed. "It's kind of an eclectic neighborhood now--you'll see a mansion next to a shanty--and that fits our personality," Folan says. "We expect this area to grow in the coming years."
