TAMPA, FL-A subsidiary of automotive parts manufacturer LKQ has leased 27,500 sf at Hopewell Industrial Center at 1201 Old Hopewell Rd.
The subsidiary, Transwheel Inc., will use the space for the remanufacturing, warehousing and sale of automotive wheels and other auto-related items. Transwheel joins another automotive tenant in the building, American Tire and Parts Depot.
Hopewell Industrial Center is a 216,000-sf distribution building owned by Capital Realty Investors LLC, which purchased the property in 2002. Capital Realty Investors LLC president Ben Wacksman tells GlobeSt.com that leasing has been extremely strong in the area, but wanted to find the right tenant for the property. "We felt an automotive tenant would best complement the other tenants in the building," Wacksman tells GlobeSt.com. "The building is a great distribution hub because of its location."
With the lease, Hopewell Industrial Center is 100%. Located at the intersection of 301 and State Road 60 it is in the East Tampa industrial zone. Constructed in 1972, the building features dock-high loading and 22-foot ceilings height. A fire suppression system was installed in 2003, which offers maximum protection to auto materials. "The fire system goes well beyond the norm, with a much higher threshold performance that your typical industrial building," Wacksman says.
