OVIEDO, FL-The 64,587-sf Town Center Shoppes at 199 East Mitchell Hammock Rd. has been sold for just over $16.7 million.
The buyer was Gemini Town Center H and S LLC, a foreign limited liability company based in Charlotte, NC and New York. The seller was RAM LAF Oviedo LLC, a Florida limited liability company based in Winter Park. GVA Advantis executive directors Larry Randolph and Brad Luger represented the sellers in the transaction. Randolph tells GlobeSt.com that the sellers are merchant developers, which develop properties with the intent to sell them.
Constructed in 2005, Town Center Shoppes is a new open-air lifestyle neighborhood shopping center located on the northeast corner of Alafaya Trail (State Road 434) in a high-growth suburb of Orlando. The property is 98% leased with 11 tenants and is anchored by LA Fitness and Outback Steakhouse. "The buyers have purchased similar types of properties that are anchored by LA Fitness," Randolph says.
Randolph adds that the shopping center is located in a high-growth area adjacent to a mixed-use development that is under construction. The development will contain residential units, as well as city government and other uses.
