The company, which is a designer, contractor and supplier of custom European-style kitchen and bath cabinetry, will relocate its headquarters from Fort Lauderdale to Miramar Park of Commerce 5. The company's new location will include administrative and sales offices, a warehouse facility and showroom.

"We relocated Dellacasa's headquarters to Miramar Park of Commerce because it allows us to conveniently service our developers in Florida and continue to pursue clients in other markets as well," says Dellacasa president Paolo Della Casa.

Maridee Bell of Sunbeam Properties, developers of the Miramar Park of Commerce, handled the lease transaction. Organized in 1999, Dellacasa sells Italian-designed products for kitchens and bathrooms. The company also has a showroom in Coral Gables. The Miramar Park of Commerce is the largest corporate park in Broward County with more than 4.5 million sf of space and more than 160 companies located there.

The lease is indicative of strong leasing trends in the office and industrial sectors in the Southwest Broward area. Both sectors are marked by increased demand and limited available space, according to CB Richard Ellis Q2 market reports. In the office sector, the vacancy rate dropped from 7.3% in Q1 to 5.1% in Q2 while average asking rental rates rose from $18.75 per sf in Q1 to $19.93 per sf in Q2. In the industrial sector, the vacancy rate dropped from 7.1% in Q1 to 5.7% in Q2 while average asking rates rose from $7.19 per sf in Q1 to $7.94 per sf in Q2.
