TIAA-CREF owns the 487,000-sf 780 Third Ave. JRT Realty Group, with strategic alliance partner Cushman & Wakefield, serves as the exclusive leasing and managing agent for the 50-story property.
Greg Smith, executive vice president of JRT Realty, declined to give ING's specific rental rate; however, he did say the average rental rate for space in the building is between $60 and $75 per sf. ING Alternative Assets is a new tenant to 780 Third Ave. and the deal brings the property's occupancy to 95%, he adds.
The 570-foot high office asset sits at the intersection of 49th Street and Third Avenue in the city's Grand Central District. The building's amenities include a 154-seat business conference center, advanced business communications technology, concierge services and column-free floorplates, according to JRT Realty.
"The 780 Third Ave. building has all the amenities associated with a Park Avenue address without the Park Avenue rental rate, making it attractive to financial, insurance and entertainment companies seeking to establish or expand their Midtown space," Smith says.
