ALHAMBRA, CA-The Ratkovich Co. plans to build a $189-million, 351-unit condominium development at the northeast corner of the Alhambra, the company's one-million-sf office and retail campus at 1000 S. Fremont Ave. Ratkovich expects to begin construction on the project in the spring of 2007 and to complete it near the end of 2009.

The condominium development, which the Alhambra City Council approved unanimously, will occupy a 10.5-acre site. It will be designed as a "low and mid-rise, pedestrian-friendly village," according to Clare De Briere, EVP of the Ratkovich Co.

The Ratkovich Co., which owns the Alhambra in partnership with American International Group, has named the architectural firm of Johnson Fain to design the development. De Briere says that one aspect of the design will be to integrate the new residential component within the development's corporate office, dining, retail and fitness facilities.

The condominium project mix will be approximately 20% one-bedroom units, 70% either two-bedroom or two-bedroom and den units and 10% three-bedroom residences. The condominiums will range in size from 795 sf to 2,400 sf, with exterior patios and back yards ranging from 122 sf to 264 sf. Some 151 of them will be townhome style.

The target markets for the condominiums will be young professionals, empty nesters and the approximately 3,000 employees who already work on the Alhambra office campus, says Milan Ratkovich, development manager for the project. The residential development will include a new 20,000-sf central park, plus a network of walking streets and pocket parks.

In addition, live-work loft residences, a fitness center, child-care facility and a pool will be located on site. The residential development will join existing office and retail uses at the Alhambra, where Ratkovich in recent added the Shops at the Alhambra, a seven-acre retail center that is connected to the campus by a bridge over Fremont Avenue.
