The company plans to purchase the property, located at 945 East Paces Ferry Rd. in Buckhead, from North Atlanta Realty Acquisitions Co. Inc. The property consists of 17 stories of office space over a 10-story parking deck.

In considering the acquisition, Behringer Harvard looked at numerous factors, including overall valuation of net rental income, location, demographics, quality of tenants, length of leases, price per sf, occupancy and the fact that the overall rental rate at Resurgens Plaza is comparable to market rates. "We believe that this property is well located, has acceptable roadway access, is well maintained and has been professionally managed," according to the filing.

This is the latest sale of an office property in a market that has seen numerous properties change hands in recent months. In July, a partnership between locally based Cousins Properties and the Bank of America Corp. agreed to sell the 55-story Bank of America Plaza for a record-setting price of $436 million to an affiliate of Los Angeles-based BentleyForbes. In August, Cousins announced that had contracted to buy Chicago-based Equity Office Properties Inc.'s 1.2-million-sf, 20% occupied 191 Peachtree Tower for $153 million. Also sold within the past few weeks have been a 670,000-sf office tower at 1180 Peachtree and a 116,000-sf office building at 1447 Peachtree.
