REDLANDS, CA-Haralambos Beverage has acquired a 146,000-sf warehouse here for $11 million and Aramark Uniform has taken title to a 107,937-sf Riverside industrial building for $8.9 million in a separate transaction. The Haralambos deal was brokered by Trammell Crow Co., which has also landed the leasing assignment for a new office project in Corona called Lakeshore Plaza.

Haralambos, a distributor of beverages including Corona and Gatorade/Tropicana, bought an industrial and warehouse building at 26717 Palmetto Ave. in the California Palms Business Center. The company will use the building to serve its growing out-of-state business.

Haralambos was represented by David Wu of Trammell Crow Co., with the seller represented by CB Richard Ellis.

Trammell Crow is the developer and joint owner of California Palms Business Center, a 2.1-million-sf development with project costs of $102 million.

In the Riverside transaction, Aramark Uniform and Career Apparel bought a property at 1135 Hall Ave. in the Agua Mansa Industrial Center from First Industrial Trust. Aramark was represented by Mark Kegans, Jim Center and Jim Biondi of Grubb & Ellis, with the seller represented by Ian Devries and Kevin McKenna of CB Richard Ellis.

The leasing assignment that Trammell Crow has landed is for the 473,000-sf Lakeshore Plaza, a venture between Timberline Commercial Real Estate and SE Corp. The Trammell Crow team is John Harty, Walter Frome and Bill Livesay.

The project will consist of three class A office towers in the master-planned community of Dos Logos, which features freeway visibility from the I-15. The development site is at the intersection of the 15 and 91 freeways.

The office towers will include two of 160,000 sf each and one of 150,000 sf. Groundbreaking for the first two buildings is slated for this year.

John Harty, a principal with Trammell Crow, notes that the office vacancy rate stands in the 1% range in Corona.

Harty says that selling points for the new project will include its location within walking distance of the Promenade Shops at Dos Lagos, a 625,000-sf lifestyle retail complex that is under development.
