The second phase of the Grove will include two two-story buildings of 50,000 sf each at the development site at 1500 Iowa Ave. Upon completion of all phases, which is expected in 2008, the Grove will include seven two-story buildings, each totaling approximately 50,000 sf.
The two tenants in Phase I are LSA Associates and Inland Regional Center. In addition, a third tenant has committed to lease the balance of the ground floor, approximately 6,400 sf, which will bring the occupancy level up to approximately 90%.
The Grove will feature one of the highest parking ratios in the area with spaces for approximately 5.23 cars per 1,000 sf leased. The CBRE brokers note that the project will benefit from extensive freeway improvements under way at the intersection of the I-60, 91 and 215 freeways.
