MONTCLAIR, CA-A net-leased Bally Total Fitness center has traded for $11.6 million to a buyer from Los Angeles who acquired the property from Irvine-based Passco, according to Sperry Van Ness. The 46,701-sf single-tenant retail property is at 9359 Monte Vista Ave., near the I-10 Freeway.

Fouy Ly of Sperry Van Ness in Irvine represented the Passco selling entity, Passco Montclair Entertainment Plaza LLC. Buyer Pacific Equities represented itself.

The Bally building, which was renovated and expanded in 2006, is an out-parcel to the 1.3 million-sf Montclair Plaza. The plaza is anchored by Nordstrom and Macy's.

The City of Montclair, at the western edge of the Inland Empire in San Bernardino County, is scheduled to be the eastern end of the Gold Line light rail, which will link Montclair to other Southern California cities including Pasadena and Downtown Los Angeles. City planning documents indicate that officials believe Montclair can develop additional retail to serve a growing number of home buyers who will be moving to the area in coming years as growth continues west from Los Angeles County.
