BLDG will feature ground-level retail space with offices ranging in size from 300 sf to 11,500 sf. Prices for the units will range from $255 to $330 per sf. Parking is available in an adjacent, three-story parking garage. Completion is slated for March, NR Investment principal Ron Gottesmann tells GlobeSt.com. One of the project's attributes is its location, which is close to the neighborhoods of Biscayne Park, Miami Shores, Bay Harbour Islands, Bal Harbour, Surfside and Sunny Isles Beach. "The location of the building made this a good opportunity for an office condo project," Gottesmann says. "It's in an upscale neighborhood."

The redesign of the building was completed by Fort Lauderdale-based Interiors by Steven G. Renovations have started and are expected to be completed in January. Renovation work includes upgraded mechanical, electrical and plumbing systems and new lighting and security systems. Common areas, including the lobby, restrooms, hallways and elevators cabs, were redesigned. Improvements to the building's exterior, including roadways, sidewalks and landscape, will also be done.

Gottesmann says about 35% of the units have been sold to buyers, such as medical professionals, attorneys, real estate professionals and others. The average size of a unit sold is approximately 1,200 sf, he says.

Other office condominium projects undertaken by NR Investments include the 180,000-sf Museum Plaza class A office building in Fort Lauderdale and the 55,000-sf Office in Hollywood.
