The project, which will include two four-story buildings, is located at the corner of SW 117th Avenue and SW 82nd Drive. The first building, on the east portion of the site, will contain 69,000 sf. The second building, on the west portion of the site, will contain 64,200 sf. Codina Construction is the general contractor for the project.The project is within close proximity of four area hospitals--Baptist Hospital, West Kendall Baptist Hospital, Kendall Regional Medical Center and South Miami Hospital--and is attracting medically oriented buyers. Kenneth Weston & Associates president Kenneth Weston tells GlobeSt.com that original plans called for constructing the buildings in phases but, due to the demand for the space, the buildings will be constructed concurrently. A total project cost has net yet been determined, but prices for the space range from $305 per sf. "
The project will offer class A spaces from 1,500 to 10,000 sf. The average space sold so far is between 2,000 sf to 2,500 sf. Flagler senior project manager John Ross says more than 85% of the space in the east building has been sold. "This is a very high density area," Ross says. "There are 15,000 to 20,000 people moving into the Kendall area annually."
One Seventeen Professional Arts Center is part of Kendall Town & Country Center, which is undergoing a $70-million redevelopment of the property. Plans include demolition of the existing mall and construction of 700,000 sf of commercial space including a new 400,000-sf open air center. The property is owned by WRC Properties, a subsidiary of TIAA-CREF. The developers of the project are Flagler Codina Development. In addition to the new open air center, there will be 50,000 sf of second-floor office space. The project also calls for renovations to an existing 288,000-sf shopping plaza.
