SCOTTSDALE, AZ-Chicago-based Urban Retail Properties Co. has won the retail development consulting contract for the $1.5-billion, mixed-use, urban lifestyle One Scottsdale.

An official ground-breaking date has not been announced for the 120-acre project at Scottsdale Road and Loop 101 and Thompson Peak Parkway, but a spokeswoman for the developer, DMB Associates Inc., tells GlobeSt.com that the company is targeting spring 2007 as the potential launch for construction. Neither DMB's project team nor Urban Retail returned telephone calls by press time.

According to DMB's website, designs for the first two office buildings, measuring 80,000 sf and 18,000 sf, have been submitted to the Scottsdale Development Review Board for approval. Once completed in 2009, One Scottsdale will have 1.8 million sf of high-end retail, restaurants and class A office space, 400 resort and boutique hotel rooms and 1,100 residential units, including condominiums and penthouses. The project, being developed in three phases, will be located near mainly residential developments, with some existing retail across Loop 101.

Urban Retail Properties' job will involve development and management consulting, tenant coordination and leasing administration services. Local company GDC Consultants and Retail Portfolio Solutions of Laguna Beach, CA will prelease the project.

The architects are DFD/CornoyerHedrick and Will Bruder Architects, both from Phoenix, Dale Garden Design in Scottsdale, Field Paoli and BAR Architects from San Francisco, Los Angeles-based Langdon Wilson, Robert A.M. Stern Architects in New York City and Dallas-based three.
