IRWINDALE, CA-Lucky Realty of Chicago has acquired the 85,280-sf industrial building from Bristol Arrow for $8.7 million, according to Trammell Crow Co. The property is at 15854 Ornelas St., near the 2.2-million-sf Irwindale Business Center.
The Downtown Irwindale location of the Ornelas Street property is on the north side of Arrow Highway on approximately 4.45 acres. It is occupied by a furniture distribution company in a lease that is due to expire on Aug. 30.
Lucky Realty was represented by David Wu of Trammell Crow, with the seller represented by Trammell Crow's Phil Lombardo. When the current tenant vacates the building, Lucky Realty plans to complete a substantial renovation.
The renovation will include the construction of dock-high doors, the installation of a freezer/cooler system and a complete refurbishment of the office and warehouse areas.
A local food distribution company has committed to a lease that is expected to begin in the fall of 2007 after the renovation.
