The larger of the two buildings is 10 Woodbridge Center Dr., a10-story, 215,000-sf class A building owned by Woodbridge OfficeTower LLC. The asset, which underwent a $1.5-million common areaupgrade in 2005 and 2006, currently has 5,780 sf available on itsfirst floor, 5,711 sf open on the fifth floor and 10,000 sfavailable on the sixth floor, according to Giannone. A block ofspace amounting to 80,000 sf is expected to hit the market in early2009.

The other exclusive involves 75 Lincoln Hwy. in Iselin, NJ, a38,416-sf, three-story office building that has similarly undergonea common-area renovation by its owner, a local group. Availablespace includes a 7,800-sf block in the lower lobby formerlyoccupied by a Chase Manhattan data center; 4,566 sf on the secondfloor; and 9,604 sf on the third floor. A 6,258-sf space on thefirst floor currently has a lease out for execution, according toGiannone. Building signage is available to a tenant that leases theentire third floor.
